By then, the site has been chosen, the planning case has been won, and the numbers that decide whether it was a good investment were fixed months earlier. The part of development worth paying attention to happens quieter than that, and earlier.
The site worth watching is never the one with the cladding already on. It's the one where the next decision hasn't been made yet.

Cotton House sits across a converted nineteenth-century cotton mill and an adjacent new-build block, forty-one apartments in total. Phase 1 — eighteen apartments — sold out in eleven weeks, entirely to investors already on this list.
Phase 2 releases this month: twenty-three apartments from studios to two-bedroom, with practical completion targeted for Q1 2027.

Market Read · Ancoats & New Islington
Ancoats and New Islington have absorbed a steady run of creative and tech employers over the past three years, and the rental demand has followed them. Vacancy periods on comparable one- and two-bedroom stock in the area are now running under two weeks, well below the wider Manchester average.
Pricing on new-build stock in the corridor has moved up roughly 6% over the past twelve months, but Phase 1 at Cotton House was sold at a basis set before that move. Phase 2 reflects current values, which means the gap between what early investors paid and what the market now supports has already opened. Investors who acted on Phase 1 are sitting ahead of that shift. Phase 2 is the next chance to be on the right side of it.

| Beswick Riverside. Demolition of the existing structure on site begins in July, ahead of groundworks in early autumn. Reservations open to this list before the wider market once detailed plans are confirmed. |
| Birchwood Yard. Now weathertight following the topping-out in April. Internal fit-out begins this month, with the original mill facade retained and restored in full. Still on track for a Q4 completion. |
| Eastwood Mill. Eighteen of the twenty-eight completed units are now let, ahead of projections at this stage. The remaining units are listed with our preferred lettings partner. |
